the wisconsin house

sorry to leave you guys all hanging about a second showing for the same people. here is the short version.

after they saw the house on thursday afternoon we were told that they would send an offer over "late morning" saturday. we got an offer last saturday mid-afternoon. it was almost exactly 95% of our asking price (only off by $5), closing january 27, and no money at closing. we were not thrilled with the price, but we were in the ballpark. we countered back with the price another house similar to ours sold for a few months ago (ours has a walk-out basement making it worth more but we were willing to go down to near our bottom goal). they came back on monday with exactly 96% of our asking price. after much back and forth, matt and i decided that leaving town with a signed offer was worth more than what we might be losing - even though we were already losing a lot at full list price. and they didn't have any contingencies on the offer either. something clean and quick to close was really ideal for us moving forward with a house in ohio as soon as possible.

we decided this at 1:15pm on monday. since i had returned all our internet equipment that morning, i had to run over to the hospital to sign the offer papers for matt before his 2:00pm meeting.

they have already done the home inspection and it looks like we just need to answer some minor questions and patch the holes in the ceiling from the playroom swing.

matt has already taken us to see the two neighborhoods he likes for building in, but we are going to look at existing homes too. we are just going to wait for the actually closing before we start getting into that process - i think...

overall, we are thrilled to have the house 'sold' and we are making plans for our final move out of wisconsin at the end of january. love.

I am so glad you were able to sell it so quickly. 96% of your offer sounds great. I know that it is still bittersweet when your list price is lower than what you bought it for plus you still have to pay the darn realtor! Still glad you got a reasonable offer quickly!

Wow! That has got to be such a relief! You guys are the only people I know who have built and would consider doing it again. I'm sure with the inventory, there's lots of beutiful existing homes - at great prices- to choose from.
